The safest way to screen an applicant is to obtain
accurate information. Avoid fraudulent applications,
do not accept reports supplied to you by prospective
renters or employees. Have each and every adult
applicant neatly fill out a complete and professional
Rental Application.

1. The Heading is at the very top. It contains
the inputting information. Time, Date, and the
Client Reference Number. The inputting information
includes the name, social security number, and
address of the applicant followed by the name
of the requesting party.

Observe the name and social security number of
the person. Does it match with the rental application

2. The next section of the report is the applicants'
identifying information. This includes the Consumer's
name and address, the address via the update tape
(U=Update Tape, I=Inquiry, M=Manual Data).
The Account number for the consumer at their current
address. The Consumer's previous address with
source. (An asterisk preceding any address indicates
the address was not entered on inquiry.)
The Consumer's year of birth. The Consumers Employer's
name and address including time frame and source
(U=Update Tape, I=Inquiry). The Consumers' Previous
employer's name and address with time frame and
source.

Observe the addresses and employment history
against those submitted in the rental application.
Do they match? The addresses are located below
the applicants name with the most current address
directly below the applicants name and chronologically
listed from there. The employment and birth date
information are located to the right of the applicant's
addresses and above the summary score. Former
addresses and employment information is inputted
when a consumer applies. Therefore it can or cannot
be a definitive verification of the last three
residences or jobs.
SCORE SUMMERY (FICO)
3. The score summary Experian/ Fair Isaac (FICA
or FICO) is above the applicants trade information,
and is the over all rating of the applicants future
loan worthiness as determined by many financial
factors devised by the Fair Isaac Corporation.
Generally scores exceeding 630 to 640 are considered
by banks as worthy of loans. The lowest scores
are in the low 400's and the highest scores close
to 850 (Very few). Scores between 600 and 700
are very common and considered very good. Most
applicants will fall between these scores (550
and 675). Scores below 575 are considered a risk,
and usually warrant further documentation or higher
security deposits if the landlord proceeds.
This is a comprehensive list of the information
considered by Fair, Isaac scoring models in calculating
a FICO score at one of the major CRA's. This information
was released 6/8/2000 and was taken directly from
the Fair Isaac web site.

PUBLIC RECORDS
5. If there are any civil actions with dollar
amounts awarded, they will appear below the score
summary in a field named Public Records. Public
Record information consists of bankruptcies, liens
and civil actions against a consumer. This information
will include; the account's name and number, original
filing date with court, status date if status
is satisfied, released, vacated, discharged or
dismissed, amount and type of public record, certificate
or docket number, and code describing the consumer's
association to the public record item per the
ECOA. Also provided is the book and page number;
plaintiff name; liability and asset amounts for
bankruptcies only, voluntary indicator for bankruptcies
only. (These may be displayed as VOLUN or INVOL,
and an asterisk preceding public record information
or a trade line indicates that information may
been further review.

of the grantor is in the left column, the amount
information in the center column, and the payment
history is in the right column. Note in the center
column L stands for the Loan amount or Limit and

7. On the far right hand side is the consumer
payment history for the past 25 months. These
codes reflect the monthly status of an account
and are displayed for balance of loans. Collections
and charge-offs are not graded. These codes stand

a list of companies that have inquired about the
applicant,, usually for the purpose of extending
new or additional loans. Numerous inquiries lower
the applicant's summary score about two points

Review the application upon submission, make
sure the information is complete and legible.
It is mandatory to have the full name, social
security number, and the complete current or previous
address including the zip code of the prospective
renter/employee/applicant in order to run an credit
report. Additionally, a drivers license number
and date of birth are needed for criminal record
and DMV reports and previous addresses are beneficial
for eviction reports.
Ask for a photo I.D., and compare it to the submitted
application. Collect any documentation that supports
additional income. Compare addresses and information
on the credit report to those on the application.
Verify current employment information, and previous
residence information by written documentation
only. Ask for a bank statement. (There is no confidential
information on a bank statement that doesn't appear
on banking transactions.) Avoid verifying applicant
information by phone, especially those references
provided by the applicant. Request all collaborating
documentation in writing.
Do not take a rental deposit from any applicant
before verifying their references. It is not uncommon
for the most likable and communicative applicant
to have a terrible payment history and horrible
credit habits. Use caution, especially from applicants
who wish placement quickly without documentation,
a verbal agreement, or want to give you a large
amount of cash upfront in lieu of verification.
Any respectable applicant will be able to provide
positive documentation. Don't leave anything to
chance. If the reference information does not
meet your criteria, order an eviction or criminal
records. It's better to learn of these things
before a tenant moves in.
More landlords today are commonly ordering criminal
record on their potential applicants, and results
suggest that landlords will soon request criminal
records as standard information when reviewing
prospective rental applicants in the near future.
Remember, it is legal to charge each applicant
a reasonable screening fee so you may recuperate
your expenses incurred in verifying their references
when considering them. (Landlords in California
for example, regularly charge between $25.00 and
$50.00 per applicant.)
Don't feel pressured into making an instant decision
no matter how good your applicants first impression
has been, if needed C.C.B. will promptly check
your prospective applicants references professionally

a definitive decision on your prospective applicant(s).
